The area around Wiehle Avenue is experiencing a newfound development boom that is sure to increase property values, the variety of retail and restaurant options available, as well as population density. Developers are latching onto any and every available parcel of land near the Wiehle-Reston Metro with nearly 3,000 residential units planned over the next few years. In The Reston Master Plan, which is a general blueprint for where and what kind of developments should be in Reston, the focal points for mixed-use developments are around the three Silver Line Metro stations planned in the area. One of the vision statements of the plan is for the community's greatest densities to be at the Metro station areas with a full range of housing choices for households of varying incomes. Below, you'll find a map of some of the developments either in the planning stages or currently underway in construction near the Wiehle-Reston East Metro station. Lincoln at Commerce Park

This development will feature 260 multi-family residential units. The site currently houses a surface parking lot. The developer for this project is Wiehle Station Ventures LLC.

This mixed-use, transit-oriented development is deemed "the gateway to the new Wiehle-Reston East Metro Station" with 1.5 million-square-feet of planned development. Developer Comstock Partners plans on constructing 550,000-square-feet of office and 120,000-square-feet of retail and restaurants. Expect 850 luxury apartments and condos spread out over two buildings, titled BLVD Apartments (delivery by early 2016) and Momentum Condominiums. You can also expect a hotel with over 200 rooms, a spa, fitness center, and upscale retail and restaurants. There will also be a below-grade parking garage with 3,500 spaces. Additionally, expect an indoor transit bus facility with more than 100 buses per hour, more than 50 Kiss & Ride spots, electric car charging stations, and storage for over 200 bicycles.

The JBG Companies's multi-phase Reston Heights project just completed the first phase, constructing a 191-room Westin Hotel, 194-unit condo building, and 140,000-square-foot office building at Reston Square. The second phase will be Reston Heights West, which will include 400 apartments, 65,000-square-feet of retail and restaurants. This second phase will deliver by 2017.

The JBG Companies plans on converting a 75,000-square-foot office building into a mixed-use building with 504 multi-family residential units and up to 61,000-square-feet of retail.

11400 Sunset Hill Road

Earlier this year, the Reston Mini-Storage and a commercial strip in the 11400 block of Sunset Hills Road were razed. Eventually, the site will house a 421-unit apartment building with 10,000-square-feet of ground-floor retail. The developers of this project are Bozzuto Development Co. and Chuck Veatch.

The former American Press Institute headquarters is planned to be redeveloped into a 37-townhome community by Sekas Homes. The building has been vacant for three years now.

CESC Commerce Executive Park LLC plans on building 500 apartments, a 175-room hotel, roughly 400,000-square-feet of office, and ground-floor retail on the sites of 1850 Centennial Park Drive, 11400 Commerce Park Drive, and 11440 Commerce Park Drive. Two existing office buildings totaling roughly 350,000-square-feet of space will be retained.

Reston Association is challenging attempts by the owners of the golf course to rezone the site for residential development. Community and grassroots groups are also fighting to preserve the space. A specific plan for the site has not yet been presented.
