Takoma, one of D.C.'s northernmost neighborhoods, made headlines last week when it became apparent that homes were selling faster there than anywhere else in the city. In fact, of the ten least expensive properties available in Takoma and neighboring Brightwood, only one has been on the market for over a year. Only two additional places have been on the market for over a month. Additionally, very few of these are apartments and all are asking under $600K. Buyers with that budget looking for larger a place should act quickly. In a few years when the Walter Reed development is active and the new Busboys & Poets is hopping, the spots mapped out below might not be so inexpensive. Have a look.

The Ten Cheapest Places For Sale In Takoma And Brightwood

1BR Apartment
Asking price: $171,900
Size: 1-bed, 1-bath apartment, 601 square feet
Dollars Per Square Foot: $286
The skinny: No surprises, here, but this is a short sale. There are also no interior photos of this one bedroom apartment, but it's somewhat larger than other comparably priced apartments in other neighborhoods.
Semi-Detached Colonial Home
Asking price: $300,000
Size: 2-bed, 2-bath home, 862 square feet
Dollars Per Square Foot: $348
The skinny: The square footage is spread across three stories, but it's a corner property with a back porch. This is definitely a buy for someone who doesn't mind giving the place some TLC.
2BR Townhouse at Cedar Crossing
Asking price: $399,900
Size: 2-bed, 2.5-bath townhouse, 1,242 square feet
Dollars Per Square Foot: $322
The skinny: Cedar Crossing is a townhouse community that's right next to the Metro (and soon, next to the Busboys & Poets). Also, this place is pet-friendly.
2BR Bungalow
Asking price: $410,000
Size: 2-bed, 1-bath home, 746 square feet
Dollars Per Square Foot: $550
The skinny: Seriously, look at how cute this home is with its porch swing! The inside is equally homey and filled with natural light.
3BR Beaux Arts Duplex
Asking price: $419,000
Size: 3-bed, 2-bath home, 1,056 square feet
Dollars Per Square Foot: $397
The skinny: There's a lot of room behind this home for off-street parking at this home that's walking distance from the Piney Branch Safeway.
3BR Townhouse
Asking price: $449,900
Size: 3-bed, 3.5-bath townhouse, 2,795 square feet
Dollars Per Square Foot: $161
The skinny: A three bedroom townhouse of this size going for under $500K? No wonder properties don't stay on the market in Takoma. That said, this place has been on the market for about a month even though the kitchen has clearly been updated and stands out.
3BR Colonial Row House
Asking price: $450,000
Size: 3-bed, 2-bath home, 1,224 square feet
Dollars Per Square Foot: $368
The skinny: With a deck off the master bedroom and off street parking, this is a home for someone who likes to host barbecues. This could also be potential group house fodder as the den could be converted into a fourth bedroom.
4BR Detached Colonial
Asking price: $515,000
Size: 4-bed, 2-bath home, 1,825 square feet
Dollars Per Square Foot: $282
The skinny: This home has one of the prettier facades of anything on this map and the landscaping is impeccable. Also, the previous family enjoyed the bay windows and backyard for forty years.
3BR Detached Colonial
Asking price: $539,900
Size: 3-bed, 2-bath home, 1,320 square feet
Dollars Per Square Foot: $409
The skinny: Between the dark wood paneling in the den and the curtain choices all over the house, there's definitely a dated, old-timey feel to this home. So, upgrading might be in your future if you buy this home with a fenced-in backyard.
4BR Detached Colonial
Asking price: $595,000
Size: 4-bed, 2-bath home, 1,673 square feet
Dollars Per Square Foot: $356
The skinny: It's a four-story house, but it looks a lot like a bachelor pad with all of its leather furniture. Even the large mirror over the fireplace and the golden tones of the wallpaper scream man cave. Beware with this one: it's being sold as-is.
