More homes are the market than before, so the time is now to familiarize yourself with the median housing costs of Washington proper. National real estate brokerage Redfin was kind enough to compile data for Curbed DC of the median sold price of Washington's neighborhoods for Q3 of 2014. At $1.15 million, Georgetown had the highest median sale price, while the lowest was Anacostia at $225,000. Three neighborhoods to watch out for because they had prices that rose over 20 percent from last year: Mount Pleasant with a 33 percent rise, NoMa with a 25 percent rise, and Cleveland Park/Woodley Park/Embassy Row with a 22 percent rise. Below, a map of 16 properties that are asking the Q3 medians for each neighborhood, which will give you a good idea of what each neighborhood's median gets you in today's market. Some neighborhoods were left out of our map because of a lack of listings that were near the Q3 medians. If you don't see a certain neighborhood listed in the data, that means there wasn't enough activity to assess a reliable median number.

The Median Sold Prices for Washington, D.C.'s Neighborhoods

Adams Morgan Condo
This one-bedroom, one-bathroom condo is slightly over budget with a listing price at $489,000, only a little under the Q3 median sale price at $475,000. Recently renovated, it includes large windows and high ceilings, a decorative fireplace, and monthly HOA dues at $1,007.
Atlas District Condo
The Q3 median sale price for Atlas District was $659,000. This two-bedroom, three-bathroom condo isn't too far off the mark with a listing price of $649,000. Highlights of this home include private parking, 10-foot-high ceilings, and a renovated kitchen.
Bloomingdale Condo
In Bloomingdale, $515,900 gets you a three-bedroom, three-bathroom condo. This home includes hardwood flooring throughout, spacious rooms, and an additional kitchen on the lower level. The median sale price in the third quarter was $522,000.
Brentwood Single-Family Home
Only a little under the $395,000 Q3 median sale price, $389,900 can get you a two-level home with three bedrooms and three-and-a-half bathrooms. Some of the highlights of this home includes crown molding and hardwood flooring throughout.
Capitol Hill Condo
Capitol Hill's median sale price in Q3 of 2014 was $787,000, so we're a little over budget with this home at $799,900. The two-bedroom, two-and-a-half bathroom condo has incredibly high ceilings, exposed brick walls, and large east-facing windows.
Penn Quarter Condo
$469,900 gets you a 560-square-foot condo with one bedroom and one bathroom. This modern and renovated condo includes french doors that enter an outdoor balcony, a roof deck, and on-site parking. Monthly HOA dues are $547.
Woodley Park Condo
At $499,000, this pet-friendly condo has two bedrooms, two bathrooms, and a spacious living room. The kitchen is pretty small, but both bedrooms are large.
Columbia Heights Townhome
This Columbia Heights home is hot on Redfin, so be sure to tour it soon before it's off the market. At $539,900, this two-bedroom, two-bathroom condo has a private patio and is only a few blocks from U Street Metro.
Dupont Circle Condo
Coming in under budget at $409,000, this one-bedroom, one-bathroom condo is 624-square-feet. The condo was built in 1908 and was remodeled with new stainless appliances and dark hardwood flooring.
West End Condo
At $419,900, this pet friendly condo has one bedroom, one bathroom, and 833-square-feet. The home is slightly over budget from the Q3 median price for West End, which was $412,000. The home includes a shared rooftop deck, a laundry room on each floor, and $730 monthly HOA dues.
Georgetown Townhome
Georgetown had the highest median sale price at $1.15 million. This two-bedroom, two-bathroom townhome comes $10,000 under budget with a rear patio and a fireplace.
Logan Circle Townhome
At $520,000, this Logan Circle townhome has two bedrooms, one bathroom, and 832-square-feet. It's under budget from Logan Circle's median sale price of $527,000 in the third quarter of 2014.
Petworth Townhome
Not too far off from the $625,000 median sale price in Q3, this five-bedroom, three-and-a-half bathroom townhome in Petworth is a total of 1,336-square-feet. The listing price is $649,000.
Chevy Chase Single-Family Home
With a median sale price in Q3 at $894,500, this four-bedroom, two-and-half-bathroom is only slightly over budget with a listing price at $899,000. The home includes a large porch, two-car garage, and a short walk to the Friendship Heights Metro station.
Waterfront Condo
At $299,000, this one-bedroom, one-bathroom condo comes under budget. Some of the highlights inside include high ceilings, an east-facing balcony, and two walk-in closets. The median sale price for Q3 in 2014 was $300,000.
Trinidad Townhome
This Affordable Dwelling Unit is a bit over the $375,500 median sales price for Q3 with an asking price of $379,846. The two-bedroom, one-bathroom home includes hardwood flooring throughout, a washer and dryer unit, bay windows, and a spacious backyard.
