But we dug deep into the listings and mapped over a dozen homes that range from $260,000 to $515,000 with at least one off-street parking space. Yes, a few of them have problems, but that's why they're called starter homes. We looked in some of the most desirable neighborhoods in the city plus a few of the places that are rising in popularity and found the real estate adage about location is alive and well. A starter price in one neighborhood is nothing but wishful thinking in another.

15 Starter Homes With Parking In Hot or Up And Coming Nabes

$259,500 (4471 MACARTHUR Blvd NW)
The Palisades is one of the best neighborhoods to name drop so that's why we were shocked to find this $259,500 1 bed, 1 bath with deeded parking space. Condo fees are only $298/mo and it is 536 square feet.
$289,000 (754 PARK Rd)
Possibly the lowest HOA fees you'll find at $96/month, this one bed, one bath is 600 square feet and comes with a Jacuzzi bath.
$297,000 (614 ELLIOTT ST)
Close enough to the H Street Corridor this 1 bed, 1 bath is a large enough unit at 750 square feet. It does come with low HOA fees of $260/mo.
$310,000 (1239 VERMONT Ave)
This one is small at 472 square feet, so let's call it a junior one bedroom. But it is a corner unit and has HOA fees of $509/month.
$339,000 (935 8TH St NE)
There are no interior pictures for this one, so be prepared for something that needs some work. It is a 2 bed, 1 bath measuring 685 square feet.
$425,000 (1421 T St)
There's actually an affordable place in Logan Circle. It is a one bed, one bath totaling 863 square feet with fees of $287/mo. It has only been on the market for two days, so it wil go fast.
$449,900 (1855 CALVERT St NW)
Somewhere between Adams Morgan and Woodley Park is a 2 bed, 1.5 bath for under $500K. The fees are a little steep—listed at $459 per month but it also mentions parking is $185 per month, however it doesn't indicate if that is included in the monthly fees. So factor that in to the mortgage calculations.
$455,000 (2035 2ND St NW)
There aren't many cooler starter homes than ones that used to be a school. The former Gage School has some good choices, including this 2 bed, 2 bath that is 1,123 square feet.
$474,999 (415 W St NE)
This 4 bed, 2.5 bath comes with the warning statement, "Condominium units for sale by public offering statement only". So take that for what you will.
$484,900 (1701 KALORAMA Rd)
An Adams Morgan 2 bed, 1 bath with HOA fees of $432/mo. that not only has a parking space but also a private balcony. It is also close to a Harris Teeter.
$489,900 (1391 PENNSYLVANIA Ave)
This is one of the more expensive homes on the list, but it's also a large unit at 1,234 square feet and comes with TWO parking spaces.
$490,000 (2111 WISCONSIN Ave)
$495,000 (1018 9TH St NE)
Here's a large two bed, 1.5 bath with 1,244 square feet of space. It doesn't show any indoor pictures, but says it is being painted so hopefully that is why.
$505,000 (832 JEFFERSON St NW)
Another row house that fits our criteria, especially since it has a separate entrance basement that can be rented out. The 4 bed, 3.5 bath measures 1,594 square feet.

One of the few row houses we could find at a semi-starter price this 2 bed, 2 bath is 980 square feet and in good condition. There is a tenant living there now so it may be a rental income until their lease runs out.
