185-unit mixed-use project planned in Fort Totten

Fort Totten South will include a mixture of townhomes and retail

On a vacant lot near the Fort Totten Metro station, there are plans for a brand new mixed-use community with residential and retail space. Located at 5543-5575 South Dakota Avenue NE, the project, called Fort Totten South, will include between 160 and 185 townhomes and between 20,000 and 30,000 square feet of retail.

With 76 to 98 parking spaces required, the developer will build between 200 and 292 spaces. There will also be up to 68 long-term bicycle spaces and up to 19 short-term bicycle spaces. The entire project is planned to be 50 feet high.

Currently, the site is zoned MU-4, meaning that it permits moderate-density mixed-use developments, and R-2, meaning that it allows semi-detached houses on moderately-sized lots. In an application to the Board of Zoning Adjustment, the applicant is seeking special exception relief to the use, bulk, and height regulations as well as relief from the side yard requirement of the MU-4 zone.
