D.C.’s most gentrified ZIP code is 20001

Home values have increased by 207 percent since 2000

While researching the most gentrified areas of the United States, RENTCafé created a top 20 list of ZIP codes with the biggest increases in home values from 2000 to 2016. Two ZIP codes in Washington, D.C., made the list with 20001 in second place and 20010 in eighteenth.

The 20001 ZIP code includes sections of Bloomingdale, Shaw, Mt. Vernon Triangle, and LeDroit Park. According to RENTCafé, home values in this area have increased by 207 percent, while household income has jumped 163 percent. The percentage of residents with a bachelor’s degree or higher also escalated by 212 percent.

For the 20010 ZIP code, this area is mostly located in Columbia Heights, Park View, and Mt. Pleasant. Here, home values skyrocketed by 146 percent, while household income and higher education changed by 48 percent and 84 percent, respectively.

Topping the list as the most gentrified ZIP code in the nation is 90014 in Los Angeles, California. Here, home values have grown by 707 percent, while household income and higher education have increased by 95 percent and 857 percent, respectively.

For these findings, RENTCafé looked to the 2000 Census and the 2016 American Community Survey, focusing on median home value, median household income, and the population that holds a bachelor’s or higher degree.
