Navy Yard’s Dock 79 second phase expected to begin construction next week

Expect over 260 rentals, retail, and below-grade parking

Next week, construction is expected to begin on the second phase of Navy Yard’s Dock 79 project. Washington Business Journal reports that this upcoming $110 million phase will be located at 71 Potomac Avenue SE and will include a 264-unit apartment building, 6,000 square feet of ground-floor retail, and a two-level, below-grade parking garage.

The completed first phase is located beside this site at 79 Potomac Avenue NE, housing 305 apartments, 20,000 square feet of retail, and outdoor amenities like a public plaza and boardwalk. Monthly rents average $3,000.

According to the Dock 79 official website, the units include hardwood flooring, under-cabinet lighting, barn doors, Elfa closet systems, smart thermostats, and USB outlets. Select units also offer wine coolers and wraparound terraces. Residents also get to enjoy amenities like 24/7 concierge, off-street parking, and a business center. Renderings inside the units can be seen on Curbed DC.

The developer tells Washington Business Journal that the third and fourth phases of the 250,000-square-foot project won’t progress until the completion of the Frederick Douglass Memorial Bridge and South Capitol Street.
