As part of a three-phase residential development in Barracks Row, there are plans for a brand new apartment building, called Europa. Located at 818 Potomac Avenue SE, this 50,000-square-foot project will feature 46 apartments.

There will also be a below-grade parking garage with 47 spaces for cars and 25 spaces for bicycles.

In order to construct the new building, the developer will have to be approved for relief from requirements related to lot occupancy, designated ground-floor use, and penthouse setback, as reported by UrbanTurf.

The developer behind the project is Murillo Malnati Group (MMg), while the architect is PGN Architects.

Washington Business Journal reported that past projects completed by MMg include Mount Vernon Square’s The Palermo at 442 M Street NW and Georgetown’s Adams-Mason House on Thomas Jefferson Street NW.
