At one point, in Washington, D.C., having a home sell for over $1 million in neighborhoods like Brookland was a rarity. Now, nearly one in five houses in the District costs more than $1 million. Zillow now reports that there are eight new D.C. ZIP codes since 2014 that have at least 10 percent of their homes worth seven figures or more. Three of those ZIP codes—20001, 20012, and 22202—became $1 million neighborhoods in the past year.

So far in 2017, there have been 12 neighborhoods that have had home sale prices average above $1 million, as reported by UrbanTurf. In order from most expensive to least, the D.C. neighborhoods with the highest average sales price so far this year are Massachusetts Avenue Heights, Spring Valley, Berkley, Kent, and Georgetown.
Not all of these neighborhoods were selling as high in 2016 as they are now. For example, the Palisades has had a $1,069,318 average sales price this year, compared to last year’s average of $904,044.
Compared to the first two quarters of 2016, the first two quarters of 2017 had a 71 percent increase in home sales above $2.5 million. For sales above $5 million, there was also an increase of 140 percent.
