Washington, D.C.’s $2 billion, mixed-use waterfront development, known as The Wharf, announced new details about two new apartment buildings that are expected to open in 2017. In a press release, the developer, Hoffman-Madison Waterfront, said that The Channel, located at 950 Maine Avenue SW, and Incanto, 770 Maine Avenue SW, are now allowing registration for prospective residents.
The Channel is composed of two L-shaped towers with a total of 501 residential units, ranging from studios to one- and two-bedrooms. This Perkins Eastman-designed property, which is expected to meet LEED Silver certification, offers a myriad of amenities, including a one-acre outdoor green space on the sixth floor, which also offers an infinity pool with cabanas overlooking the waterfront. There is also a dog run, community garden, bocce courts, grass yard, and grilling stations.
Final need-to-know details about The Channel include that it has a fitness center, library, party room, 150,000-square-foot concert hall, and ground-floor restaurants and retail. Pre-leasing will begin in the spring in 2017 with move-ins in the fall.

With 148 apartments, Incanto will begin pre-leasing in the spring of 2017 with move-ins in the fall. Here, there are studios, one- and two-bedrooms designed by Gary Handel.
Amenities offered in this property range from a fitness center and resident lounge to a central courtyard with grills and a fire pit. There is also a front desk concierge. This building is also designed to meet the LEED Silver certification.
