In Petworth, plans for a 14-unit, mixed-use project

The building will offer ground-floor retail topped with residential units

On a Petworth commercial corridor filled with rowhomes, condos, a restaurant, and the First Hijrah Muslim Community Center, there are plans for a four-story, mixed-use residential building. Located at 4328 Georgia Avenue NW, the property will house 14 residential units and approximately 2,807 square feet or retail on the first floor and cellar level.

11 of the residential units will be one-bedrooms, and three duplex units will each have two bedrooms and two bathrooms as well as access to a private rooftop patio. There will also be a bicycle room for at least 10 bicycles.

The developer recently filed an application with the D.C. Board of Zoning Adjustment (BZA) to ask for an exemption from the minimum parking requirement and a variance from the rear yard requirement. According to the BZA documents, the developer cannot provide a rear yard due to "exceptional conditions" nor can they provide off-street parking.
