There are plans for a nine-story, mixed-use building on Benning Road NE and a three-story residential building facing 16th Street NE. According to documents recently filed with the D.C. Zoning Commission, the development will house approximately 305 residential units, up to 7,000 square feet of ground-floor retail, a roughly 3,400-square-foot community garden, and a 108-space underground parking garage with 113 bicycle spaces.
The residential units will range from one-bedrooms to two-bedrooms to two-bedrooms with a den. 10 percent of the units will be designated for affordable housing. Amenities will include a spa, pool, and gym.
The planned development will be located at 1603-1625 Benning Road NE, which currently houses a two-story church building and surface parking lots previously owned by the Trinidad Baptist Church.
When constructed, the Benning Road building will reach a maximum height of 90 feet, while the 16th Street NE building will have a maximum height of 38 feet and nine inches. Approximately eight residential units will be in the 16th Street NE building with the rest in the former building.
The developer of the project is Valor Benning, LLC, an affiliate of Valor Development, while the architect is PGN Architects. When construction is complete, the project will be managed by the Bozzuto Group.
