Expect more housing on the corner of North Capitol Street NW and Florida Avenue NW. UrbanTurf was the first to report that Washington, D.C.-based developer S2 Development plans on creating a nine-unit condo development on a vacant lot at 30 Florida Avenue NW. The developer just recently purchased the lot on December 29, 2015. Principal of S2 Development Lee Simon told Curbed that he expects construction to start in one year. Because the project is still early on in the design stages, there is still no certainty on what the square footage of the building or the units will be. UrbanTurf reported that the development's delivery is slated for 2017, but Simon told Curbed that it's actually expected to complete by mid-2016. [UPDATE 1/7: Development Manager and General Counsel of S2 Development Jenna Jacobson reached out to Curbed to correct Simon's statement. The development is expected to open mid-2017.] The architect team behind the developer is Huntress Coal Oil and The Jackson.
