Located at 3831 Georgia Avenue NW, the development will feature 20 one-bedroom apartments with 1,488-square-feet of ground-floor retail. Each unit will average 500-square-feet with a monthly rent of approximately $1,500, $650 cheaper than the median price for a one-bed apartment in Washington, D.C., which is $2,150. According to The Washington Post, the developer received a zoning variance due to its proximity to the Georgia Avenue/Petworth Metro station, Metrobus routes, Capitol Bikeshare stations, bike lanes, and car-sharing facilities. Because of the variance, the developer will only need to provide two off-street parking spaces. For the first 10 years once the building is finished, residents will receive either a complimentary annual Bikeshare membership, a complimentary annual Bikeshare membership, or a $100 Metro SmartTrip card. The building amenities will include a rooftop deck, bike storage, and private storage space. The site currently houses the Latney's Funeral Home.
