With hopes to start construction in fewer than two years, developer CAS Riegler is looking to develop a currently untouched site on Pennsylvania Avenue SE. CAS Riegler officials told The Washington Post that they see this Hill East development as a "gateway project." This month, the developer submitted a planned unit development to the Zoning Commission with hopes for permission to build a retail space bigger than current code requirements allow. The Washington Post reported that the project will feature 22,500-square-feet of retail, 56 parking spaces, and about 180 residential units, ranging from studios to three-bedroom units. Whether or not the residential units will be apartments or condos is still up in the air.
