10-Story Mixed-Use Building Planned Near Nationals Park

If you've ever wanted to live within a block of Nationals Park, you're in luck. Washington, D.C.-based developer Monument Realty plans on building a 10-story mixed-used building on a site directly North of the stadium at the corner of Half and N streets SE. Plans for the development, called Half Street, have been submitted to the Zoning Commission, featuring at least 60,000-square-feet of retail and 461,700-square-feet of residential that may also be used for a hotel, as reported by JDLand. The residential space will either feature 445 units and no hotel or 365 units with an 80-room hotel. Around 130 of the residential units will be condos, while the rest will be rentals. Three levels of underground parking will be built with approximately 231 spaces. A pedestrian-only street, titled Monument Place, will be built between the project and an adjacent development, called 55 M Street.

According to JDLand, the current plans for the site are a modification to plans that were previously approved in 2007. The modifications include an additional 31,000-square-feet of retail across the second floor. The plans will be presented to ANC 6M on March 9. A zoning hearing hate for a proposal to build two roof enclosures has not yet been set.
