20-Foot-Wide Apartment Building Proposed for U Street Alley

A vacant lot in U Street Corridor may soon become a new four-unit apartment building. Reneau Real Estate LLC recently submitted an application for variance to the Board of Zoning Adjustment, asking for relief from the percentage of lot occupancy, floor area ratio, and closed court and green area ratio. What the developer proposed for the site at 1719 T Street NW is a 50-foot-high, 20-foot-wide glassy building that will span three stories. Topping the building will be a mezzanine with three "green roof[s]" with one spanning 130-square-feet and two spanning 430-square-feet. There will also be two parking spaces provided. In the floor plans, it shows that the development will feature an elevator, a balcony on the second and third floors, and a private rooftop terrace. Each of the apartments will have one bedroom, a den, a washer and dryer, and two bathrooms, one of which will be en suite. The architect of the project is Inscape Studio.
