Navy Yard McDonald's Might Be Razed for Mixed-Use Project

On the northeast corner of South Capitol and Eye streets SE, you can find a McDonald's, but soon you might find a brand spanking new mixed-use building. Crescent Communities and RCP Development plan on constructing a 13-story development with approximately 3,420-square-feet of ground-floor retail, 558 apartments, and at least 143 below-grade parking spaces. Urban Turf reported that the 555,523-square-foot project will be constructed in two phases with designs from SK+I Architectural Design Group. According to the Washington Business Journal, the top two floors of the building will be set back. The first phase of the development will include 380 apartments and will run along South Capitol Street SE, while the second phase will include a tower, glass walkway structure, open courtyard, and driveway along Eye Street SE, as reported by JDLand. The developers submitted an application for variance relief from the side yard requirements, loading requirements, rear yard requirements, and roof structure requirements. While the developer does not plan on providing a rear yard, there are plans for an irregularly shaped closed court along the rear and eastern edge of the building.
