Welcome to this week's edition of Real Estate Death Match where two places on the market will fight for your undying affection and votes. Last week's bout was rather close as the quirky condos that we pitted against each other went neck and neck. Eventually, the Atlas District condo edged out its Georgetown competition. This week, let's look at a pair of two bedroom condos that hover around the $1.2 million price range. Welcome to Real Estate Death Match: Friendship Heights vs. West End Edition.
↑ Address: 4301 Military Road NW #412
Price: $1,199,000
Square Feet: Unlisted
Beds, Baths: 2/2
This corner condo in Chase Point clearly has a lot of light coming into the main area. Shadows dance all over these listing photos and like its competitor, it also has a pretty cool balcony. Chase Point also has a gym and impressive outdoor landscaping, plus, it's near to all the equally swank shops of Friendship Heights. It would be nice to know if this had the size advantage along with the lower price.
↑ Address: 2425 L Street NW #415
Price: $1,265,000
Square Feet: 1,512
Beds, Baths: 2/2
This two bedroom at Columbia Condominiums has the advantage of being staged so you can actually see what people are currently doing with the 1,512 square feet of space. Among other things, they've put an office desk and shelving right in the corner with the most natural light coming in. However, the condo with twelve foot ceilings also has the most basic listing language of all time: "This 1512 square foot condo home has 2 bedrooms and 2.0 bathrooms. It is located at 2425 L St NW Washington, Washington, DC." Okay, then.
