Which Sparsely Staged Two Bedroom is a Minimalist Winner?

It's a nice but otherwise gray Tuesday afternoon, so let's spice it up with a Real Estate Death Match. Although the Death Match took a week off to let the city's traffic circles battle it out, the last proper Real Estate Death Match saw the Mt. Pleasant condo just barely edge out its competition in Eckington. As for the traffic circle competition: a strong contingent helped Scott Circle overwhelm the rest of the competition...including the popular Dupont and Logan Circles. This week, we're back to battling condos and we've got a pair of two bedroom offerings under $525K ready to duke it out. Welcome to Real Estate Death Match: Columbia Heights vs. Atlas District Edition.

Address: 1320 Park Road NW #1
Price: $525,000
Square Feet: 1,293
Beds, Baths: 2/2

All sparsely decorated condos look relatively enormous, but it's nice to see a two bedroom condo where the second one isn't the size of a walk-in closet. The two bedrooms are at opposite ends of the floor, so privacy is easy to maintain and there's a ton of storage in everything from the master bathroom to the kitchen to a separate space, so pack rats should be pleased.

Address: 1409 G Street NE #22
Price: $499,900
Square Feet: 1,200
Beds, Baths: 2/3

This room in the The Almansya is slightly smaller, but it's also asking less and offering an extra bathroom. The condo spans two floors; environmentalists will appreciate the bamboo floors and design lovers will appreciate the modern looking kitchen. Obvious downside: its "private outdoor space" is a tiny balcony as opposed to the patio that the Columbia Heights condo offers.
