Revisiting The Previous Ten Least Expensive Homes In CapHill

A little over a year ago we listed the ten cheapest properties in Capitol Hill and about half a dozen of them have sold. Interestingly, most of the ones that did sell did not meet their asking price. For the ones that didn't sell, a few have been delisted and some are still on the market which means they have the honor of being on our updated list for 2013. The full list is after the jump. Check back later today when we publish that brand new list of the most affordable places to buy in the ever-popular Capitol Hill.

10. 317 10th St NE APT 1
Asking Price: $414,500
Square Feet: 880
Price Per Square Foot: $471
The Lowdown: This is the only one on the list with more than one bathroom, technically. It is a two bed, one and a half bath and is the largest unit in the building. There are walk-in closets and a deeded parking space as extra bonuses. The sellers are so sure of this place's value that they held an open house a few hours before the Super Bowl.
UPDATE: Sold for $385,000 on 5/14/12.

9. 520 E St #405
Asking Price: $399,900
Square Feet: 900
Price Per Square Foot: $444
The Lowdown: And now we scooch under the four hundred thousand dollar line with a two bed, one bath on the top floor of this building. But, it sounds like there are some problems. From the listing: "As is, requires 3rd Party approval. Settlement @ Palisades Title. All inquires to agent/office."
UPDATE: This one still hasn't sold, but went under contract on May 18, 2012 and as of this update (March 6th, 2013) it is still pending.

8. 1391 Pennsylvania Ave SE UNIT 324
Asking Price: $389,000
Square Feet: 937
Price Per Square Foot: $415
The Lowdown: No one can beat this listing for being closer to a grocery store. This one bed, one bath (plus den) is right on top of a Harris Teeter and is also easy access to Eastern Market. It comes with a parking space and there's a gym, rooftop deck, and party room.
UPDATE: Sold for $389,000 on 5/4/12.

7. 311 8th St NE
Asking Price: $379,000
Square Feet: 715
Price Per Square Foot: $446
The Lowdown: This is the only house on our list of condos and this one bedroom, one bath is zoned C2A (commercial or residential). Previously it has been space for healthcare offices, accountants, architects and design agencies. Why not move in with a brand new business idea? Handmade cupcake stands is an empty niche waiting to be filled.
UPDATE: Still on the market, but now for $429,000.

6. 1391 PENNSYLVANIA Ave #340
Asking Price: $365,900
Square Feet: 732
Price Per Square Foot: $500
The Lowdown: This one bed, one bath would be considered huge if it were a studio, but even for a one bedroom it is a good size. The building amenities include a gym, business center, pub, three decks, courtyard, and a Harris Teeters nearby so it comes with much more than the next listing, which is only about six thousand less. Parking spaces are available.
UPDATE: Sold for $340,000 on May 30, 2012.

5. 326 8TH St
Asking Price: $360,000
Square Feet: 604
Price Per Square Foot: $596
The Lowdown: This boutique building sounds like such a friendly place to live that even the $275 monthly condo fee could be your best friend. The price for this one bed, one bath even includes a parking space, which for Capitol Hill is a beautiful thing to behold.
UPDATE: Sold for $348,500 on Jul 27, 2012.

4. 242 10TH St.
Asking Price: $335,000
Square Feet: 576
Price Per Square Foot: $582
The Lowdown: There isn't too much information, or a photo, for this listing but it only entered the market this week. The description does claim it is a 'single family home at condo prices'.
UPDATE: It was under contract but then delisted on Jul 20, 2012.

3. 1405 E Capitol St SE APT 3
Asking Price: $$324,900
Square Feet: 556
Price Per Square Foot: $584
The Lowdown: This one bed, one bath has some great sun streaming through the tall windows and there's a communal deck shared with the other units in the building. The galley kitchen looks narrow from the photos, but it is enough to fit all the essentials and some counter space.

2. 233 Kentucky Ave SE APT 2
Asking Price: $302,500
Square Feet: 664
Price Per Square Foot: $456
The Lowdown: This one bed, one bath is in good shape and has brand new stainless and granite kitchen appliances. It comes with a washer and dryer in the unit and the building has extra storage space for tenants.

414 Seward Sq SE APT 203
Asking Price: $189,500
Square Feet: 400 (or 389, if you look at this listing)
Price Per Square Foot: $487
The Lowdown: The least expensive one in this neighborhood has already had a ten thousand dollar price cut, perhaps because it bills itself as a one bedroom, but when you look through the listing photos all it has is one of those almost-walls blocking off part of the main floorplan to count as the bedroom. Still, it is in good condition, so for Capitol Hill it isn't too shabby.
UPDATE: Sold for $171,000 on 6/6/12
