Which Recently Profiled 2BR Under $730K Makes You Drool?

New, 2 comments

Welcome to Real Estate Death Match! Yes, shockingly, the voting contests for the day have not wrapped up. When searching for competitors for last week's Death Match (wherein Columbia Heights just barely pulled out the win over Wesley Heights), we discovered that there was an opportunity to pit two recently profiled projects against each other. We have thereby revealed some new photos and details of each. But of course! As such, the price range is similar this week at $730K for Real Estate Death Match: Park View vs. Columbia Heights Edition.

Address: 762 Park Road NW #7
Price: $725,000
Square Feet: 1,310
Beds, Baths: 2/2

It's already been established that this condo, like all of the residences at North Star Condos, has a private balcony and a walk-in closet. However, this is one of the more high end units, so there's actually a second patio available and this larger space is closer to the Georgia Avenue metro than the Columbia Heights competition is to any station.

Address: 3325 11th Street NW #7
Price: $729,000
Square Feet: 1,272
Beds, Baths: 2/2

First the downsides: it's slightly smaller, slightly more expensive and in an eyesore of a building. It's slightly farther from the metro, but it's still possible to walk to either the Georgia Avenue or Columbia Heights station. That said, it's been noted that the interior is much better looking than the exterior which is clearly made to resemble the Tin Man. Also this unit on the increasingly livelier 11th Street is two stories, pet friendly and offers parking for an extra fee.
