Phillips Park is one to keep an eye on since it is one of the last large parcels of undeveloped land inside Northwest. There are about forty-six homes planned for the development and this is one from the first wave of completed houses. Thus it will set a price comparison for how the rest of the homes will fare once they too go on the market. The 5 bed, 6.5 bath started out asking $6,250,000 but barely got a nibble. The price drop to $5.495M didn't work out either, but after more than a year of waiting it sold for $4,600,000.
