What's Poppin' On The Block Near Logan Circle?

Location, location, location is the real estate mantra, but have you ever been curious why on the same block, prices can go from bottom of the barrel to bank account busting? Well, we go By The Block, pick out the listings, and figure out why the dollars are so different.

Thirteen may be an unlucky number, but today's By The Block (BTB for those in the know), number 13 is the way to go. This week's BTB lies just south of Logan Circle between Vermont Ave and 13th and N Streets. This location is super close to the booming restaurant scene at 14th St, and it's easy walking distance to the offices downtown. Caught between the residential and commercial worlds, this is a great location for those who want a bit of both. We found three listings inside two different buildings ranging from $479,000-$770,000 click through to check them out.

What It's All About: This 2 bedroom, 1.5 condo was profiled back in early July right here on Curbed. And there's been no movement since. On the market for more than 10 months, this "potential short sale" is in the Solo Piazza building, which is the same building as listing #3. In the nine-story Solo Piazza, every unit has floor-to-ceiling windows and a balcony which means no matter what unit you purchase, there will be natural light and outdoor space. But back to this unit in particular, since it's a first floor unit, it's going to have a lower ask than upper-floor units. But there must be another reason it's been on the market for more than 310 days.

What It's All About: Here's another "potential short sale", folks. This is a true (read: not fake) 2 bedroom, 2 bath corner-unit condo in Logan's Radius development. The Radius has a contemporary look and was built in 2004. From the looks of things, some units don't have balconies so outdoor space is hit-or-miss depending on what's on the table. This listing "needs some work" but without interior pics, there's no saying how much work the unit really needs. Now, if you're rolling on wheels, garage parking is included with this condo. There's always a bright side.

What It's All About: And we're back to the Solo Piazza. And this one is not a short sale. Fresh on the market (about 3 weeks now), this is a 2 bedroom, 2 bath condo on the building's fourth floor, and it has enviable southern exposure. Even better: each bedroom is a master suite so you know you'll have it made. A parking space and storage unit is included with the condo's sale. Monthly runs at $523, but don't think of that while having breakfast on your balcony.
