The Ten Least Expensive Properties In Awesome DC Nabes

New, 2 comments

As the real estate market slows down for the summer we're taking a brief hiatus from our weekly ritual of finding starter homes in different DC neighborhoods. So, drum roll please... our final (for the time being) Least Expensive list, we cover all those hoods that are on the tips of everyone's tongue. Sexy (and uber-gay) Logan and Dupont, posh (and surprisingly affordable) Gtown and Capitol Hill, boho Eastern Market and CHeights, edgy Bloomingdale and Petworth, and up-and-coming Navy Yard and Anacostia. Each nabe has its own pros and cons, but what they all have in common are some sweet properties. Here are the least expensive properties in each of those happening locales. Cheers!

10. 2201 2nd St NW
Asking Price: $329,900
Nabe: Bloomingdale
Square Feet: 719
Price Per Square Foot: $459
The Lowdown: And our first property on the Least Expensive list (and the most expensive) is not from Logan or Gtown but from hot, hot Bloomingdale. The 1 bedroom, 1.5 bath condo is located in the McGill Row. The condo has two levels and come with that loft-like feel. Perfect for urban living.

9. 327 10th St SE
Asking Price: $263,500
Nabe: Eastern Market
Square Feet: 495
Price Per Square Foot: $532
The Lowdown: With a 1 bedroom, 1 bath condo, you can explore the eateries and bars along Barracks Row without having to stumble too far. Reduced from $275,000, the condo has a few perks, including a fireplace, built-ins, and an airy space for helping with those hangovers.

8. 1000 New Jersey Ave SE
Asking Price: $255,999
Nabe: Navy Yard
Square Feet: 570
Price Per Square Foot: $449
The Lowdown: Located in Capitol Hill Towers, this studio is in a building packed with perks, including a gym, lounge, and 24-hour concierge. Plus, you and your buddies can easy roll over to the Nats games, say "what's up" to Harper, and scarf down some Five Guys afterwards.

7. 2527 Q St NW
Asking Price: $225,000
Nabe: Georgetown
Square Feet: 306
Price Per Square Foot: $735
The Lowdown: Shocker! Gtown is not the most expensive listing, but it does have the highest price per square foot. The zero bedroom (aka studio) condo is newly listed and located on the nabe's east end and is geared for a blossoming socialite who wants a pied-a-terre in a posh hood. (Or whatever posh people call the area they live in.)

6. 1439 Euclid St NW
Asking Price: $189,000
Nabe: Columbia Heights
Square Feet: 306
Price Per Square Foot: $618
The Lowdown: Marked as a "first-time homebuyer dream studio", the condo is both pet-friendly and close to Target. (Check and check.) With plenty of storage in the sizeable closet, washer and dryer, and a Murphy bed, the unit is designed to make the most of your small space.

5. 1440 N St NW
Asking Price: $183,000
Nabe: Logan Circle
Square Feet: 403
Price Per Square Foot: $454
The Lowdown: This studio gets down to business. Close to all that Logan Circle is known for, especially the always packed Whole Foods, this listing is looking for a buyer to swoop on this deal.

4. 18 9th St NE
Asking Price: $179,000
Nabe: Capitol Hill
Square Feet: 335
Price Per Square Foot: $534
The Lowdown: This is an "as is" sale. Not too much detail with this Cap Hill studio except it has a "great garden and roof deck". Good luck.

3. 1701 16th St NW
Asking Price: $175,400
Nabe: Dupont
Square Feet: 320
Price Per Square Foot: $548
The Lowdown: This studio co-op in the Chastleton has been on the market for over a year and is still desperately seeking a buyer to love it. Unit 518 has a "first-class renovation", is full of light, and has views of the east side. The ask has been reduced from $199,000.

2. 640 Buchanan St NW
Asking Price: $76,500
Nabe: Petworth
Square Feet: 645
Price Per Square Foot: $119
The Lowdown: We've got a pending short sale here. The 1 bedroom, 1 bath listing has been on the market for around 9 months and still seeking a buyer. There a few details on the condo, including having "ceiling fans and two window air-conditioners". But there are no interior pics to really know what it's like inside.

1. 2100 Fendall St SE
Asking Price: $34,000
Nabe: Anacostia
Square Feet: 472
Price Per Square Foot: $72
The Lowdown: At 1/10 the price per square foot of the Gtown listing, here's our most affordable property on this final Least Expensive list. The 1 bedroom condo has hardwood floors, a nice kitchen, and a stuffed animal on the bed. (Cute.) The seller is looking for ca$h or conventional financing. For only 34,000 bones, it'll be hard to find a better deal.
