The Ten Least Expensive Properties In Mt. Pleasant

Too easy to lampoon. So let's all get it out of our systems: communal vegan brunches, thrifting to the max, extreme dumpster diving, vintage single-gear bicycles, Green Party activism. Whew. But stereotypes aside, Mt. Pleasant is an evolving nabe that's becoming a bit more upscale while still holding onto its rougher, edgier roots. (To say nothing of the shell of a building in the middle of Mt. Pleasant St.) So if you're into community gardening or you just want an affordable piece of District property, Mt. Pleasant may be the nabe you've always been looking for.

10. 1823 Newton St
Asking Price: $399,900
Square Feet: 816
Price Per Square Foot: $490
The Lowdown: Our first condo on this week's Least Expensive list is a 2 bedroom, 2 "luxurious" bathrooms with plenty of perks, including custom walk-in closets. Plus, there's ample outdoor space, and it's all in a 10-unit boutique building.

9. 1708 Newton St
Asking Price: $389,900
Square Feet: 789
Price Per Square Foot: $494
The Lowdown: Located in the same building as listing #3, this 2 bedroom, 1 bath condo was renovated back in 2005. (That's during the early part of W's second term for those of you keeping track.) And with "large windows in every room", you can get plenty of light but also plenty of opportunities to be an exhibitionist. Cute puppy.

8. 3420 16th St
Asking Price: $359,000
Square Feet: 835
Price Per Square Foot: $430
The Lowdown: This 1 bedroom condo is shelling out a $3,000 subsidy to the buyer. Reduced from $365,000, the unit has been on the market for around 4 months and has not one, but two private balconies. And a bunch of other stuff. But the balconies have us going.

7. 3060 16th St
Asking Price: $349,000
Square Feet: 1,015
Price Per Square Foot: $344
The Lowdown: On the cusp between nabes, this 2 bedroom, 1 bath condo is in a "classy looking building from all angles". It's an end unit with two exposures and may (or may not) qualify as one of DC's best addresses. Either way, at more than 1,000 sq.ft. of space, this ain't too shabby.

6. 3314 Mt. Pleasant St
Asking Price: $299,000
Square Feet: 594
Price Per Square Foot: $503
The Lowdown: A conversion that's been sitting on the market for more than 8 months, this 1 bedroom, 1 bath condo is in the same building as the Fizbo (#2) and has the usual trappings: in-unit laundry, "tons of natural light", granite counters, blah, blah, blah. Just check it out because it has "lots of original detail".

5. 1801 Park Rd
Asking Price: $299,000
Square Feet: 750
Price Per Square Foot: $399
The Lowdown: This is a totally new listing in the nabe. A "pristine condo" with 1 bedroom and 1 bath in a 13-unit building (aka, boutique), there's a private balcony, a wood-burning fireplace, and easy access to a "myriad" of restaurants, stores, etc.

4. 3510 16th St
Asking Price: $297,850
Square Feet: 524
Price Per Square Foot: $568
The Lowdown: Written for and by bros, this 1 bedroom, 1 bath condo can only be described as a "sweet second floor front facing spacious unit". Plus, with a wood-burning fireplace to woo the honeys (or the male-equivalent if that's your thing) and a jacuzzi tub, we're thinking the parties here will be #epic. (Yeah, that's a hashtag because you'll have to tweet about the rager.)

3. 1708 Newton St
Asking Price: $289,900
Square Feet: 600
Price Per Square Foot: $483
The Lowdown: If you've always dreaded an un-refreshing breeze, then fear not because this 1 bedroom, 1 bath condo has a "refreshing breeze" and "loads of natural light". Reduced from $325,000, the unit is in a "very pet-friendly building" with a modern kitchen and the ever important Mt. Pleasant necessity: bike storage.

2. 3314 Mount Pleasant St
Asking Price: $214,000
Square Feet: 386
Price Per Square Foot: $554
The Lowdown: And folks, here's a Fizbo for you. The for-sale-by-owner doesn't have much information. As a matter of fact, the only pic on the listing is of a shower stall. We're hoping that it's at least the same stall you'll find in the unit.

1. 1661 Park Rd
Asking Price: $209.900
Square Feet: 498
Price Per Square Foot: $421
The Lowdown: For a "quieter setting in the heart of DC", here's our least expensive listing on this week's Least Expensive countdown. The 1 bedroom, 1 bath condo has been reduced from $225,000 and has an updated kitchen and fresh paint. And the pics make the unit look uber-fresh as well.
