The Ten Least Expensive Properties Near Meridian Hill

Last week's Least Expensives got a lot of traffic because we checked out U Street, a nabe known for smokin' hotties and smokin' properties. This week, we're taking it a few blocks north to a neighborhood that's a bit AdMo, a touch CHeights, and kind of U Street. But the nabe's nexus is the ever-popular Meridian Hill Park. And while only some agents will call this hood "Meridian Hill", we thought it was time to give the area its time in the summer sun. So if Sunday drum circles and watching people think they can dance to African beats amuse you or you're all about a view of greenery with urban accessibility, then explore Meridian Hill.

10. 1451 Belmont St
Asking Price: $475,000
Square Feet: 909
Price Per Square Foot: $523
The Lowdown: We begin our journey in this neighborhood known for a well-designed park with this 1 bedroom, 2 bath condo. Featuring an updated kitchen, open floor plan, natural light, and reasonable HOA dues, the listing is perfect for a buyer looking to catch some rays on the roof deck and enjoy the outdoors without dealing with Meridian Hill hippies strumming on their acoustic guitars.

9. 1420 Clifton St
Asking Price: $450,000
Square Feet: 850
Price Per Square Foot: $529
The Lowdown: If you're looking for an affordable 2 bedroom, 2 bath condo, this might be your "urban dream". Located in a pet-friendly building, the unit has a balcony, walk-in closet in the master, in-unit laundry, and convenience. And that can pretty much sell itself.

8. 1700 Kalorama Rd
Asking Price: $450,000
Square Feet: 1,017
Price Per Square Foot: $442
The Lowdown: Sticking with the "dream" theme, this 1 bedroom, 1.5 bath condo is (we guess) listed at a "new dream price". Sprawling at more than 1,000 sq.ft., the seller is looking to make a deal because he or she is "ready to move". On the market for about 2 weeks, it may not be long before this listing finds its match.

7. 1419 Clifton St
Asking Price: $424,900
Square Feet: 945
Price Per Square Foot: $450
The Lowdown: Jaunting across the street from listing #9, check out this 2 bedroom, 2 bath condo that's been reduced from $464,900. Located in the Maxwell Building, you can "enjoy the morning paper or the evening cocktail on your own front porch". Or do what we do and have the morning paper with a cocktail.

6. 1451 Belmont St
Asking Price: $419,500
Square Feet: 733
Price Per Square Foot: $572
The Lowdown: This new 1 bedroom, 1 bath condo has just hit the market. With a cute fireplace and an open kitchen, the listing shouldn't resort to using ALL CAPS to entice buyers to take a peek at the property.

5. 1701 Kalorama Rd
Asking Price: $375,000
Square Feet: 941
Price Per Square Foot: $399
The Lowdown: Coming in at a bit less than 1,000 sq.ft., this 1 bedroom, 1 bath condo is designed for a dude who needs 16 ft. ceilings so he doesn't feel diminutive. With exposed brick walls and duct work, a sweet roof deck, a huge windows, this is a tasteful take on loft-style living.

4. 1678 Euclid St
Asking Price: $368,500
Square Feet: 650
Price Per Square Foot: $567
The Lowdown: If you don't know what a "mew" is, don't worry because we didn't either. (Answer: an alley or courtyard where a set of buildings are located.) And at Euclid Mews, there's a 1 bedroom, 1 bath condo vying for the attention of a new owner who wants a spa-like bath and the opportunity to fit several people in his or her gorgeous shower. And you have a group in the shower for whatever reason you wish. No judging here.

3. 2426 Ontario Rd
Asking Price: $349,900
Square Feet: 507
Price Per Square Foot: $690
The Lowdown: Maybe the second time is a charm? And this listing tells the world, the previous buyer had financing problems. But "don't let the quoted square footage fool you" because the listing insists that the 1 bedroom, 1 bath condo feels large. It has "soaring ceilings" and a balcony, and girly green wall paint. But monthly HOAs are only $179. That's pretty awesome.

2. 2440 16th St
Asking Price: $329,000
Square Feet: 517
Price Per Square Foot: $636
The Lowdown: Located in Park Towers and on the main drag of the neighborhood, you'll be right across from Meridian Hill Park in this 1 bedroom, 1 bath condo. Reduced by $10,000, this unit includes parking (+1 for that) and the offer of $500 credit if you (or another buyer) uses KVS Law for the settlement.

1. 1414 Belmont St
Asking Price: $149,000
Square Feet: 379
Price Per Square Foot: $393
The Lowdown: And a drum (circle) roll please. This week's least expensive Least Expensive is a small, but incredibly affordable, studio at the corner of Belmont and 14th Street (basically the eastern edge of "Meridian Hill"). On the market for less than 2 weeks, this listing is looking for a buyer whose income doesn't exceed $37,000. Man, for this property, it might be worth taking a pay cut.
