The Ten Least Expensive Properties in U Street Corridor

We all know where this nabe is and what it's known for. We drink there. We party there. We have regrets there. We wake up the next morning hungover wondering what the hell we did there. And we envy people who call the U Street Corridor home. And while these Least Expensives are pricier than comparable properties in other 'hoods, you get what you pay for. (Right?) So enough jabbing about what we all know: U Street is hot. And everyone wants a piece. Enjoy.

10. 1402 Swann St
Asking Price: $449,000
Square Feet: 1,025
Price Per Square Foot: $438
The Lowdown: We begin our real estate crawl with this 2 bedroom (or 1 bedroom + den), 1.5 bath condo that currently rents for $2650/month. Featuring space galore and a beautiful interior, this property will be a delicious source of income if the lucky buyer chooses not to live in it himself.

9. 2125 14th St
Asking Price: $439,000
Square Feet: 800
Price Per Square Foot: $549
The Lowdown: Located in full-service Union Row building, this 1 bedroom, 1 bath condo faces 14th Street and has floor-to-ceiling windows perfect for gazing at the peons below. And the gourmet kitchen is great to entertain your friends who are jealous of your real estate catch.

8. 2012 15th St
Asking Price: $425,000
Square Feet: 968
Price Per Square Foot: $439
The Lowdown: Stretch out in this open 1 bedroom, 1 bath condo. Featuring bamboo floors (+1 for the environment, if that's important to you), a gorgeous kitchen, and separate laundry facilities, this is great for a buyer looking for room in a happening neighborhood.

7. 1939 12th St
Asking Price: $385,000
Square Feet: 643
Price Per Square Foot: $599
The Lowdown: 'Mod' is the magic word for this 1 bedroom, 1 bath condo. Reduced from $399,000, this 12th Street oasis has a gourmet kitchen with some fancy cabinetry and a "spa bathroom with glass and travertine shower". Where do we sign?

6. 1418 W St
Asking Price: $375,000
Square Feet: 612
Price Per Square Foot: $613
The Lowdown: Reduced from $400,000, this 1 bedroom, 1 bath condo, with a private balcony and in-unit laundry, knows something no one else seems to know. It's located next to a Trader Joe's that's coming soon. (Yeah, we've all been hearing that for years.)

5. 1926 -- 1930 New Hampshire Ave
Asking Price: $321,000
Square Feet: 650
Price Per Square Foot: $494
The Lowdown: If exclusivity is appealing to you, check out this "rarely available condo at The Haddon". The 1 bedroom, 1 bath condo has a wood-burning fireplace, reasonable HOA, and a brand new kitchen. Not bad for something that doesn't hit the market too often.

4. 1413 T St
Asking Price: $309,000
Square Feet: 412
Price Per Square Foot: $750
The Lowdown: This is our least expensive one bedroom on this hot list. A new listing that says it all: "affordable, adorable, urban[,] and hip". (We do care about the Oxford comma.) While the price per square foot is high, the condo fees are a low $197/month.

3. 1625 S St
Asking Price: $255,000
Square Feet: 378
Price Per Square Foot: $675
The Lowdown: Excuse the unmade bed. This studio in a 6-unit building is looking for someone a bit tidier than the current tenant. Located in a pet-friendly building, the unit is in a charming row house close to 16th Street.

2. 2039 New Hampshire Ave
Asking Price: $199,000
Square Feet: 500
Price Per Square Foot: $398
The Lowdown: This coop is less a home and more a "pied-a-terre". If the fancy name rubs you the wrong way, then maybe the claw-foot tub, subway and penny tiles, the large pantry, or the fact it's in the Northumberland will rub you the right way?

1. 1901 16th St
Asking Price: $149,500
Square Feet: 342
Price Per Square Foot: $437
The Lowdown: For this week's least expensive Least Expensive, there is no beating around this proverbial bush. It's a small (read: teeny tiny) studio in the Easterly Condo that "needs total renovation" and the "seller will make no repairs". There aren't any interior pics. Good luck, soldier.
