The Ten Least Expensive Properties in Trinidad

For this week's Least Expensives, we head over to the tropical island of...wait. Actually we're heading to the historic Ward 5 neighborhood of Trinidad. Located just north of hyped H Street (or Atlas District) and east of Ivy City and Gallaudet U, this nabe has got all the right moves and all the right price points. And you don't have to worry about large apartment buildings or condo towers because all of these listings are for row houses. So you can have a slice of DC property without losing the shirt on your back.

Price Per Square Foot: $284
The Lowdown: For this week's first Least Expensive, we're checking out a 2 bedroom, 2 bath row house. While the listing's spelling may be way off, there may be some potential with this property, at least from what we can surmise from its one pic.

Price Per Square Foot: $230
The Lowdown: If you're looking to become a landlord, this might be the property for you. With two 1-bedroom units, this row house has a solid exterior and a solid price point. Now it just needs a solid buyer.

Price Per Square Foot: $223
The Lowdown: This 3 bedroom, 2 bath row house definitely "shows very well" -- at least from its exterior. Highlighting plenty of features, including an updated kitchen, front porch, and rear patio, there's plenty to see if only there were pics of these features.

The Lowdown: This potential short sale "needs major interior work" and is looking for a buyer ready to tackle the challenge. The 3 bedroom, 2 bath row house was originally $175,000, but we guess the seller had second thoughts on that price point. However, without interior pics, we can't tell you how big the renovation challenge is.

The Lowdown: Another potential investment opportunity with this 4 bedroom, 2 bath end-unit row house. Cited as a "must see", there isn't a lot to see on this listing's site, so if you're interested, check it out in-person.

The Lowdown: This 3 bedroom, 2 bath Federal row house was listed at $235,000, but we guess the owner decided to get an extra 15K and bump up the price. Listed with an "as is" clause and no pics of the interior, there's not too much info. But if you are craving a late-night run to Denny's, you should find comfort knowing the dining spot is not too far away from this house.

And just to make sure you're aware: This is not a short sale or foreclosure.

The Lowdown: "Wait a minute? Did I read that price right?" Our thoughts exactly. And if you want to "make your parents proud and have fun while you do it", then check this place out.

The Lowdown: And this week's least expensive Least Expensive is a property fit for an aspiring landlord king. Featuring two 2-bedroom units, this Colonial row house is divided so that you can live in one and rent out the other unit. Newly "renovarted" and with a fenced-in backyard, this is one property with potential.
