The Ten Least Expensive Properties in Petworth (and Upper NW)

New, 1 comment

A short stroll from blossoming CHeights sits the rapidly changing Petworth neighborhood. With its improving commercial districts on Georgia and New Hampshire and many transit options, it is appealing as a low cost (relatively speaking, of course) alternative to other NW hoods. We know from our Under 300K Club that Petworth is filled with affordable, but liveable, houses. Because Petworth is quickly becoming the next (insert hot nabe here), there are plenty of deals for first time home buyers, but these hot properties may not be on the market for long.

10. 5549 - 5551 Illinois Ave
Asking Price:
Square Feet:
Price Per Square Foot:
The Lowdown: To begin this week's list, this is a poorly-shot 2 bedroom, 2 bath condo. Featuring 2 master suites and "high-grade designer bathrooms", the condo includes in-unit laundry and parking. While the listing describes plenty of amenities, the pics don't do it justice.

9. 103 Missouri Ave
Asking Price: $189,900
Square Feet: 620
Price Per Square Foot: $306
The Lowdown: This 1 bedroom, 1 bath condo has plenty of features designed for the buyer with an aesthetic eye. With a low $160 HOA, the unit is brand new with hardwood floors, ceramic tiling, and in-unit laundry. Check out the listing's pics to see the designer details for yourself.

8. 435 Kennedy St
Asking Price: $189,500
Square Feet: 895
Price Per Square Foot: $212
The Lowdown: Featuring amenities galore, this 1st floor, 2 bedroom, 2 bath (yes, 2 full bathrooms) condo has recessed lighting, stainless steel appliances, inclusive parking, in-unit laundry, and a master bedroom walk-in closet. Only on the market for a few days, this deal may be swiped up soon.

7. 712 Marietta Pl
Asking Price: $157,750
Square Feet: 865
Price Per Square Foot: $182
The Lowdown: Do you consider yourself the ultimate romancer? Well, even if you're not, this 1 bedroom, 1 bath condo will help you with your game. Featuring a jacuzzi tub with jets and a living room fireplace, this unit is (practically) guaranteed to get you some play.

6. 738 Longfellow St
Asking Price: $139,900
Square Feet: 691
Price Per Square Foot: $202
The Lowdown: Another potential short sale. Another potential deal. This 2 bedroom, 1 bath condo has hardwood floors, a kitchen with granite counters, and an inclusive underground parking space. Originally listed at $224,900, this reduced-price condo has a $349 HOA.

5. 939 Longfellow St
Asking Price: $130,000
Square Feet: 700
Price Per Square Foot: $186
The Lowdown: If it's a deal you're looking for without dealing with the hassles of short sales, then scope out this 1 bedroom, 1 bath condo. With a manageable $287 monthly HOA, the condo has an eat-in kitchen, plenty of cabinet space, and a large bedroom fit for a king (-sized bed).

4. 610 Longfellow St
Asking Price: $124,000
Square Feet: 714
Price Per Square Foot: $174
The Lowdown: Subject to a potential short sale, this 2 bedroom, 1 bath condo is located in the Kennedy Flats building. While parking is included in the price and the monthly HOA is $351, the listing pics don't give much in the way of its interior. So it's difficult to determine how good of a deal this actually is.

3. 604 Longfellow St
Asking Price: $109,000
Square Feet: 740
Price Per Square Foot: $147
The Lowdown: This potential short sale has seen its price drop by more than $50,000. The 2 bedroom, 1 bath condo has an "as-is" sale contingency and with no pics of the interior, it's anybody's guess what the "as-is" condition is.

2. 5230 N. Capitol St
Asking Price: $99,000
Square Feet: 650
Price Per Square Foot: $152
The Lowdown: Just 3 blocks from the Ft. Totten Metro, this 1 bedroom, 1 bath co-op is newly renovated. Reduced from $110,000, parking is included in the list price. And if the initial down payment is a deal breaker, there's 5% down financing available to those who qualify.

1. 5200-5220 N. Capitol St
Asking Price: $96,000
Square Feet: 700
Price Per Square Foot: $137
The Lowdown: Coming in under the $100K mark, this least expensive Least Expensive property will "knock your socks off". The 1 bedroom, 1 bath co-op is newly renovated with hardwood floors, stainless steel appliances, and plenty of storage. The co-op fee includes utilities and taxes. So get it while the property is still on the proverbial table.
