Trulia Releases Pricing Tool

Trulia announced last week that they have released Price Monitor and Rent Monitor tools that have a new way of assessing the direction of prices. They use existing listing prices to determine trends, rather than look at the sales prices. Since sales prices are published a month or two after the buyers and sellers agree to a deal they can be out of date by the time they come out. Trulia is also doing a similar thing for rentals—a market that is even more fluid than sales if you're talking about a city like DC. [Trulia via Matrix]
