Here at Curbed we are spending this week focusing on first-time homebuyers and we thought we would start things off by looking at the smallest houses for sale in DC. There are studio apartments bigger than some of these places. Surprisingly, though, small doesn't necessarily mean a house is a the low end of the price spectrum. We found one for $639,000, but for the most part these houses are the very definition of affordable. We've listed the ten smallest we could find based on taxable living area (which does sometimes differ from the square footage given in the listing), so the ones currently for sale range from 654 to 780 square feet.

This is one of the two smallest houses for sale in DC, as the listing describes, the value is in the land. The two bed, one bath totals 654 square feet, but the lot is 4,880 square feet. Asking price is $99,900.
? Listing: 5217 E St. SE [Homesdatabase]
Another one in equal size to the first, but this one is less expensive. For this four bed, one bath you only have to pay $85,000—but the description does say the house needs a complete renovation. The lot size is 4,000 square feet so you can go bigger if you want to deal with a tear down.
? Listing: 5348 C St [Homesdatabase]
This 660 square foot two bed, one bath is offering a few sweet deals to try to find a buyer, such as only a $500 downpayment and the seller will pay closing costs if you use their preferred lender and title company. The asking price is $114,900.
Listing: 706 19TH ST NE [Homesdatabase]
Unfortunately there's no pictures for this listing, but it is a two bed, two and a half bath near the future streetcar. According to the listing the 672 square foot house has been 'tastefully' remodeled and is asking $249,900.

This 672 square foot house is a one bed, one bath with a small brick patio. It is within in walking distance to the H Street Corridor and is asking $425,000.
? Listing: 905 C ST SE [Homesdatabase]
Here's an Eastern Market pied a terre asking $639,000. It is a two bed, 1.5 bath that totals 684 square feet and if you like colorful murals you have to check out the back wall by the patio.

This one is a 768 square foot house asking $110,000. There are three bedrooms and one bathroom.

This Deanwood house has 768 square feet with two bedrooms, one bath, and a fenced in backyard. The listing also has every first time home buyer's favorite word: motivated seller. The asking price is $147,850.
? Listing: 2340 Hunter Place SE [Homesdatabase]
The asking price for this 2 bed, 1.5 bath has come down from $175,000 to $150,000 and it does say it is sold 'as is'. So, take a trip to this Barry Farms home before getting too excited about the place. It is a total of 768 square feet.

This is one of the nicest renovations on the list. For $227,500, it is a two bedroom, two and a half bath that measures 780 square feet in the neighborhood of Deanwood. Where else?
