The Ten Least Expensive Properties In Brookland

Go, Brookland! Go, Brookland, go! You can almost hear the city cheering on this northeastern neighborhood, willing it into being a place with fewer dilapidated houses and more thriving retail. Asking Price: $398,500
Square Feet: 1,280
Price Per Square Foot: $311
The Lowdown: This 4 bed, 3 bath is the only one on the list that has been completely renovated and all the listing photos show bright, newly painted rooms. There's rental income potential since the basement has a separate entrance with kitchenette, full bath, and one bedroom.

9. 3218 18th St
Asking Price: $385,000
Square Feet: 2,140
Price Per Square Foot: $180
The Lowdown: This is the first of two For Sale By Owner listings and this one has the least amount of information of the pair. All we know is it is a 4 bed, 2.5 bath and has a back yard and front porch. The listing doesn't have any interior pictures or a way to contact the sellers, so it will take driving by and knocking on the door (or leaving a note) to get any more details about this place.

The Lowdown: End units like this are prime real estate in a block of row houses, especially when it comes with it's own parking space in the back but the price per square foot still seems high. This 3 bed, 1.5 bath has come down from $399,000 so maybe it will find a buyer soon (after being on the market for just under a year).

The Lowdown: This is as close as you'll get to a cute little barn in the District. It is a three bed, two bath but comes with another 1 bed, 1 bath guest house included in the price. Since the price used to be $435,000 it looks like a motivated seller trying to unload it as fast as possible.

The Lowdown: This four bed, two bath has had a $10K price cut, making it all the more affordable. It has also had some renovations—a new bathroom in the basement, newer appliances in the kitchen—and comes with a garage that has enough space for two cars.
