The Ten Least Expensive Properties In Brookland

Go, Brookland! Go, Brookland, go! You can almost hear the city cheering on this northeastern neighborhood, willing it into being a place with fewer dilapidated houses and more thriving retail. Soon, little nabe, soon. If you want to be a part of this section of DC on the cusp of re-inventing itself, then check out the properties after the jump.

10. 913 HAMLIN St
Asking Price: $398,500
Square Feet: 1,280
Price Per Square Foot: $311
The Lowdown: This 4 bed, 3 bath is the only one on the list that has been completely renovated and all the listing photos show bright, newly painted rooms. There's rental income potential since the basement has a separate entrance with kitchenette, full bath, and one bedroom.

9. 3218 18th St
Asking Price: $385,000
Square Feet: 2,140
Price Per Square Foot: $180
The Lowdown: This is the first of two For Sale By Owner listings and this one has the least amount of information of the pair. All we know is it is a 4 bed, 2.5 bath and has a back yard and front porch. The listing doesn't have any interior pictures or a way to contact the sellers, so it will take driving by and knocking on the door (or leaving a note) to get any more details about this place.

8. 3616 17TH St
Asking Price: $385,000
Square Feet: 1,520
Price Per Square Foot: $253
The Lowdown: End units like this are prime real estate in a block of row houses, especially when it comes with it's own parking space in the back but the price per square foot still seems high. This 3 bed, 1.5 bath has come down from $399,000 so maybe it will find a buyer soon (after being on the market for just under a year).

7. 906 HAMLIN St
Asking Price: $380,000
Square Feet: 1,220
Price Per Square Foot: $311
The Lowdown: This is as close as you'll get to a cute little barn in the District. It is a three bed, two bath but comes with another 1 bed, 1 bath guest house included in the price. Since the price used to be $435,000 it looks like a motivated seller trying to unload it as fast as possible.

6. 3925 18TH St
Asking Price: $349,999
Square Feet: 1,950
Price Per Square Foot: $179
The Lowdown: This four bed, two bath has had a $10K price cut, making it all the more affordable. It has also had some renovations—a new bathroom in the basement, newer appliances in the kitchen—and comes with a garage that has enough space for two cars.

5. 1715 HAMLIN St
Asking Price: $340,000
Square Feet: 1,664
Price Per Square Foot: $204
The Lowdown: This is the last house on the list before we get to all the 'as is' condition listings. It is a three bed, one and a half bath with an eat-in-kitchen and hardwood floors. The attic isn't fully finished, but from the picture doesn't look big enough to turn into an extra bedroom anyway. So consider it extra storage space.

4. 3008 12TH St
Asking Price: $300,000
Square Feet: 2,700
Price Per Square Foot: $183
The Lowdown: Every investor's favorite word shows up in this listing. It has got potential, friends. A three bed, 2.5 bath 'just awaiting new creativity and energy' to fix it up. It could even bring in a rental income if you fix up the lower floor as an in-law suite.

3. 3504 18TH St
Asking Price: $250,000
Square Feet: 1,510
Price Per Square Foot: $166
The Lowdown: Three beds, two and a half baths and a few issues. This is sold in as is condition but does have a new A/C system an updated kitchen as well as an off-street parking spot.

2. 1820 RHODE ISLAND Ave
Asking Price: $219,900
Square Feet: 2,211
Price Per Square Foot: $99
The Lowdown: This is a six bed, four bath fully detached house that is a FannieMae HomePath property that is offered in as is condition, so beware that the price is low for many expensive repair reasons. None of them are mentioned in the listing.

1. 1016 Hamlin St NE
Asking Price: $199,000
Square Feet: 1,156
Price Per Square Foot: $172
The Lowdown: This is the other for sale by owner house on the list that we don't have very much information about. There is only this one tiny picture, so it looks like an end rowhouse, and it has been on the market for sixty-five days.
